San Miguel is a very social place to be. There is an un-ending amout of activites, from gallery openings to numerous annual festivals. There are fabulous restaurants and clubs, The very well estabished expatriate community has created a sophisticated intfrastucture that meets the needs and many interests of its members.
There are two airports that will bring you to the vicinity of San Miguel. The closest ariport in Leon, with a shuttle drive to San Miguel. The other airport is the much larger, Mexico City International airport, with a 3.5 hour drive to San Miguel.
Much of the recent media about Mexico has highlighted systemic troubles related to the drug trade. While these problems exist in Mexico, they are isolated to very specific areas, predominantly boarder areas between the U.S. and Mexico. San Miguel is not near these areas, and is a very safe and peaceful place.
The majority of real estate transactions in San Miguel are cash sale deals. This has been the practice for many years. However, while still in the early stages, it is possible to finance some purchases of property. If you require financing, it is advisable to work out these details prior to putting an Offer on any local property.
The process, while specific to the protocols of Mexico is not entirely different than buying property in the United States or Canada. You would work with an agent, who will assist in drafting an Offer, present it to the Seller, and negotiate on your behalf. A ten percent deposit is custumary (held in a bank trust account), with the balance then due on Closing. While some financing options are available, the majority of deals in San Miguel are cash only transactions. There are closing costs, and a lawyer is involved in the process of transferring Title. Unlike some coastal and resort areas, full Title can be held on property in San Miguel. Short Closings can be arranged.
What Are Things I Need to Arrange for The Trip
When travelling to Mexico many of the same details apply as for any trip to a foreign location. You should have a current passport, arrange for currency exchange, and proof of trip insurance will be mandatory. It is advised that you purchase trip cancellation insurance. Remember to bring any medications you require with you.
Warm weather is the norm, but it can get cooler in the evening. A light jacket or sweater is a good idea. Bring your sense of humor, and prepare to have fun!
